Better property decisions begin with better questions.

State Off Grid is an independent research publication for people who want to buy, build on, convert, or live on privately owned residential property in the United States with some or all utilities supplied independently.

Why this exists

Most off-grid search results answer a broad question—“Is it legal?”—with a broad answer. That is not how property approval works. The outcome can turn on municipal boundaries, a zoning definition, dwelling classification, water source, soil result, service territory, road easement, or recorded covenant.

We built State Off Grid to connect those dependencies. The goal is not to give readers permission. It is to show what has been established, where it applies, what remains uncertain, and what evidence to obtain next.

Who creates the research

State Off Grid publishes this research under the editorial byline State Off Grid Research Desk. That byline identifies the publication; it does not imply a team of licensed attorneys, engineers or other professional reviewers. Sources, scope and check dates are provided with the research. A source check is not professional approval of a legal interpretation or a property plan.

No independent professional review is represented unless a named reviewer and the scope of that review are explicitly shown. What we cover

The initial scope is private residential property. Public-land camping, wilderness survival, van travel, and general homesteading are outside the core mission unless a subject directly changes a residential property decision.
