Live research ledger
Coverage is a claim. We document ours.
All 50 states have an introductory property guide with official sources. Depth varies by subject and state. This ledger distinguishes published research from decisions that still require local rules or property evidence.

What each layer can answer
- 50 state guides: principal authorities and selected consequential rules, with state-specific sources. These are not exhaustive county or municipal code surveys.
- Arizona investigations: detailed water and wastewater guides, plus the Cochise County local case study.
- Ten topic investigations: practical evidence lists, questions, common traps and routes into the state research.
- Utility guide: source-backed Phoenix and Texas sewer examples, plus a process for electricity, water, heating and charges.
- Eight practical guides: building and installation, water, wastewater, solar, budgets, dwelling classification, land purchase and existing-home inspection, with worked examples and seven downloadable worksheets or request templates. These explain an investigation process; they do not add nationwide approval rules or property price estimates.
- Worked comparison: an Arizona–Texas example for the same proposed household, with unresolved parcel questions kept visible.
Broader county coverage, service-specific tariffs and property cost estimates are outside this edition. Prices, soils, title rights, water yield and an individual permit decision need evidence for the actual property.
