A Maryland well begins with a construction permit.

MDE states that a construction permit is required for any well built in Maryland. The local approving authority handles the application path; retain the permit, licensed driller’s completion report, yield information, abandonment record for replaced sources and required water results.

1,000 feet can change the property plan.

MDE says development within 1,000 feet of tidal waters or tidal wetlands also requires Critical Area review. Local Critical Area programs classify land and apply buffers, vegetation, impervious-surface and other development standards. Use the official map as a screen, then get the local boundary and project interpretation.

Building Performance Standards

Common code family, local amendments and enforcement.

Maryland requires jurisdictions to use the same editions of the IBC, IRC and energy code, with state modifications; local jurisdictions may make permitted local changes. Confirm the county or municipality’s current amendments, building and trade approvals, fire-sprinkler design and final occupancy.

Maryland says residential sprinklers are required in all new one- and two-family dwellings statewide. Include water supply, tank/pump capacity and backup-power implications in an off-grid design.
